Connecting Crouch End and Hornsey with news, views and information
First of all, profuse apologies for reaching out when we're now all in such incredibly difficult circumstances. You may recall I posted here about an outrageous Planning Application on the old Abbeyfield Care Home, Morriss House, 23 Coolhurst Road some months ago, and with your help we obtained over sixty objections, including CASCH, Crouch End Neighbourhood Forum, two Ward Councillors, and the Ham & High. As a direct result of this, the original application was withdrawn.
Unfortunately the Developer is now shamelessly exploiting the current situation by submitting their new planning application at this time of national emergency when they know full well that residents have far more important things to worry about (last time they submitted over Christmas!!).
Amazingly, the Council has accommodated this, (I suspect they have to by law) and has sent out circulars by email saying the Public Consultation on this Application has begun and will last for just three weeks. The usual public consultation letters to immediate neighbours apparently aren't being sent.
It is obviously currently impossible for us to commission expert studies to refute their various submissions, or lobby door-to-door as before, and I'm hoping that you will understand our dilemma and help us fight this by objecting.

This new Application still calls for the construction of seven flats in the main building plus two new, four-bedroom Townhouses in the back garden, less than thirty feet from the rear of the main building on a site which, in theory at least, is absolutely prohibited by Haringey for residential development, particularly in a Conservation Area. The only difference is that they've modified the scheme to reduce the proposed height of the new townhouses and have compensated for this with a corresponding increase in their bulk horizontally. With a total of nine residential units, 23 bedrooms and some forty residents, this truly represents a massive over-development of what was once a single family house!
The scheme still retains the massive basement complex, the size of Park Road Swimming Pool with all the attendant problems of removing the enormous amount of excavation spoil onto lorries on Coolhurst Road. We estimate this will require well over 200 heavy vehicle movements on Coolhurst Road over the two year build period, which is heavily congested with parking both sides, and entirely unsuitable and unsafe for this purpose.
Their Basement Impact Study still relies on the data from a borehole dug on a different property in 1961!! - it claims to prove there is no problem with ground water levels, and this despite the fact that all the neighbouring basements are already prone to flooding, including their own!
The Application also continues to rely on a heavily biased Traffic Study which claims to prove there is ample space on Coolhurst Road and surrounding streets for the additional residents parking required (we all know that's not true!!), and it still involves the loss of trees in our Conservation Area.
Please help us - it is an appalling scheme, involving huge over-development and the Developer just shouldn't be allowed to get away with trying to slide this Application under the Covid 19 radar.
