Due to the extensive repair work required both internally and externally, the structural fragility of both the front and rear elevations and the proposed alterations, we determine that the most practical way forward in terms of construction methodology would be to dismantle and rebuild the property in line with the approved application drawings. It is beyond reasonable doubt that the proposed works could be carried
out without extensive demolition, as the property is structurally unstable. We do not consider this to be the construction of a replica as materials would be retained and re-used in order to respect the conservation area.
