Connecting Crouch End and Hornsey with news, views and information

Celeste has not long opened (less than a year) but I've just received an email circular with an advertisement for Celeste's premises and fittings.  If you are interested the rent is £24,000 p.a. but there is a hefty premium of £65,000. I haven't looked up the rates.  

The agent has included this picture of the basement, which I suspect is unusable.

There is now a planning application to change the use of these premises, which has been granted for 2 years

Flexible Change of use under Class D of the Town and Country Planning (General Permitted Development)

(Amendment) (England) Order 2013 starting from date of approval: Existing Use Class A1 - (coffee shop)

Proposed Use Class A3 (cafe / restaurant) - location plan

I quote -

Takeaway sales of drinks and cold food must remain the dominant use to ensure there is no breach of planning law. Seating can be provided for limited consumption on the premises.

On the other hand, if the primary use of the premises will be for the sale of food or drinks to be consumed on the premises, then the proposed use will fall within class A3 and Change of Use Planning permission will be required.

Seems to me it should've had A3 for some time, though perhaps it was all a takeaway salad business and I just didn't know it.
